The Welches' - a magnificent freehold that was historically a semi-detached pair of Georgian cottages, but is now one special home.

Having been in the same family ownership since for 66 years, extensive refurbishment had been undertaken over the years, 'The Welches', as noted with Historic England, has history spanning 300 years, with evidence to suggest it was built circa 1725.

It is now ready for its next chapter, and is a wonderful opportunity to refurbish a beautiful traditional pair of cottages in an historic and established area of North London.

For Sale at £1,000,000, freehold. Grade 2 listed, part of the Mill Hill conservation area.

A light-filled, three level industrial conversion, flexible & cleverly zoned to create separate working and living areas in a South East London creative hub. Havelock Mews is full of interesting businesses where creative people have also made a thriving and friendly community. The property is in excellent order and offers a blank canvas for its next innovate owner.

An extraordinary development opportunity to bring a 30 room rectory back to life.

The Old Rectory is a family owned, grade two listed Georgian rectory lying to the West of Cambridge within the picturesque village of Dry Drayton. The building is still owned by the family it once housed through the 60’s’ 70’s and 80’s, but after falling into neglect from the mid 90’s, it now would suit a purchase for someone with a passion for renovation or property development.

At circa 12,000 sq ft its an incredibly imposing building. There are four floors, all of which are accessed by a wonderfully preserved and elegant open stair well. Each floor is beautifully proportioned with many of its period features still in tact whilst the rest have been safely stored ready to be re-installed after reviving.

The Old Rectory is an architectural gem which, in the right hands, would make an extraordinary family home, but It’s worth noting that the family would welcome interest from more commercially based developers who might consider converting this building in to luxury apartments and willing to work out a agreement subject to planning permission.

An historic, unique and original Grade II listed working windmill complete with wood-fired bakery, stone outbuildings and a lovely family home, all situated comfortably within an acre plot of land close to an established market town.

Mount Pleasant Windmill is locally renowned and loved as an established landmark and bakery of 20 years. Originally constructed in 1875 as a working flour mill powered by wind until 1933, then diesel engine until 1973, before falling out of service. Since 2000, the present owners have lovingly restored the mill, keeping true to tradition with working parts and locally sourced materials; it truly is a timeless working machine.

Mount Pleasant Windmill would make a wonderful business opportunity, with the benefit of the plot already separated into two separate freeholds with a working windmill, industrial scale bakery oven and tearooms, and further outbuildings to renovate potentially produce an income. Equally it would make a fine home, with an opportunity to lease out the windmill to an external commercial tenant.

A unique Grade II Listed four-bedroom home with many intact period features, Constructed as a Wealden Hall in the mid-15th century (c1450) with alterations conducted c1600, staircases, fireplaces, plasterwork and finally the kitchen renovated in the 1920s.

The artist Quentin Blake owned the house from 1972 – 2022. It is in the historic hub of Hastings Old Town on a street which is of huge historical and aesthetic interest, just a few metres from the sea and the beach, this house is probably the finest and most well-preserved property on the street.

The house has five bedrooms, two bathrooms, downstairs loo, flexible spaces for working from home and a good-sized, well stocked garden.

But that’s just the basic facts. What this extraordinary home has, and which can’t be measured in terms of value is the history and provenance of a building which has stood for nearly 600 years and has seen a litany of personal stories, historical upheavals and unfathomable changes in taste and domestic evolution. The original house would have stood in significant grounds and have been regarded as a grand property. The grounds would probably have extended right up to the West Hill and were a market garden.

A wonderful & historic riverside warehouse conversion right on the Thames, Clink Wharf is one of the few remaining riverside ‘secure’ (bonded) warehouses that retains original loading doors that open right onto the river, and a magnificent view of the City and Cannon Street rail bridge.

In the heart of the beautiful village of Nayland on the border of Suffolk and Essex and just behind the high street, sits the Old School, built in circa 1848.

Originally converted in the mid-60s, the school has been in the same ownership for nearly 60 years. The owners were rug weavers, struggling to find a space that would fit the huge looms and storage they needed for their work, but also to find a suitable family home. This was before live/work living became a fashionable thing to do!

Finding the old school was the perfect blend of workshop and family living, providing tall enough ceilings for their work, but also a lovely warm space to call home. Fast forward several decades, and the family are ready to leave the school for the next chapter.

As you approach the front of the property, opposite the grade 1 listed St. James’s Church, the school oozes authenticity with preserved boys and girls entranceways, ceiling beams, tall windows, doors and external features.

The Mothership – strength is in the name. This boat commands its own rare permanent, private mooring, in the heart of the city.

Quality craftsmanship and attention to detail, define the bespoke nature of this boat.

Down a well-trodden path, just across the water from Primrose Hill, you stumble onto The Cumberland Basin, a familiar sight for the regular commuters and tourists of the towpath. At one end of the mooring, the Mothership sits in a prime location, with a beautiful view across to the Broadway Bridge and St Mark’s Church.

Being at one end of the mooring this is the perfect place to sit out and enjoy your private terrace, al-fresco dining, a glass of wine, morning coffee… it really is an amazing spot.

As you enter the boat, you step down into beautiful walnut & oak wood interiors. Underfloor and wall electric heating is present throughout, which is perfect at maintaining a consistent & warm air temperature right through the boat. The lighting is curated by an innovative system that is completely original to the vessel, and creates a beautifully calm environment. Electric skylights also enable you to close or open up to the outside.

The living area has been designed to maximise practicality, without losing any comfort. There is two large sofas with subtle built-in storage areas under the seats, a fold-out dining table that can be discreetly stowed away, and a working desk area, all custom fit to the space. There is also under-step shoe storage, bookshelves & a fitted flat-screen television.

The kitchen has been perfectly engineered to be a ‘working kitchen’, unlike anything you will find on a traditional houseboat. ‘Corian’ kitchen worktops & splash-backs have been installed (famous for being non-porous and stain resist), individually crafted cabinetry & storage, electric oven/microwave combo, gas hob and a fridge/freezer. Finishing off the kitchen, a cool breakfast bar tucks in elegantly alongside, providing a sweeping view of the canal.

Located in the heart of London Fields, #eastlondon is this converted former #victorian shoe factory. Clarks Shoes to be the former tenants of the building until it was left derelict and then converted in the 2000s.

Now an authentic live/work loft, it is rare to come across an industrial conversion with such curated & historical heritage features. Cargo zinc plated floor-to-ceiling loading doors (the only pair left in the building) are mounted across one wall, & 120 year old reclaimed floorboards were rescued from a church in Lancashire, cut and laid across the top floor.

This is an #industrialhome that has been kept true to its heritage, a real rare find. This is on the market for rent and for off-market sales.

Fairytale cottages do not come along very often let alone in urban London. A throwback to what georgian Wood Green would have looked like, ‘The Mushroom House’ 🍄 was formerly a lodging house for the gatekeeper and staff, of the Chilts House Estate in Wood Green, London.

'Dial Corner' will be one of the first new dwellings of its kind, once built, to be naturally heated and ventilated owing to it's earth-sheltered design. It will operate beyond 'zero carbon', with the energy efficiency standards achieved by Dial Corner being one of the highest ever recorded in the UK. Currently a paddock grazing horses, the proposal has been fully approved by South Norfolk council.

We interview the owner of the plot, @RobertAshton to talk us through what it is all about.

At first glance this will be striking futuristic dwelling, but uses technology that is millennia old. The north wall will be dense concrete, made with low carbon cement and recycled aggregates and a soil bund will provide even more insulation. Thick walls, floor and roof will absorb heat from the sun that will flood in through south facing triple glazed windows. At night, that heat will be slowly released back into the rooms. The layout encourages air to flow naturally through the building.

An extensive array of solar panels, together with battery storage, will provide more power than the dwelling will use. Surplus power will be exported onto the grid, generating income. Sensors will monitor the building’s energy performance and both real-time

Own a slice of working railway history with this two-bedroom house in the Scottish Highlands converted from the Victorian station building on The Jacobite heritage line featured in the Harry Potter films.

That's hardly a muggle alive who can say the Hogwarts Express passes by their home, and the captivating scene of the steam engine pulling its crimson carriages never loses its thrill.

Inside the house, everything leads off the entrance hall, so let's start with the main event: the 330 sq ft open-plan living space.

This voluminous room was the original ticketing hall and its extra-high timber-paneled ceilings are punctuated with modern skylights to pull in natural light.

Five shuttered windows around three walls pull in more light from the north, south and east, while the centrepiece brick fireplace not only looks the part, but ensures cosy winter evenings when it's nippy outside.

There's plenty of room here to arrange your furniture as you please with more than enough space for dining and seating zones.

Along one wall below the original station sign, the plywood kitchen cabinets have grey fascias in the colour of the original West Highland Line livery, paired with a natural timber worktop and enamel Belfast sink. Appliances include a dishwasher, stove and fridge.
